April brought a noticeable increase in new listings, pushing inventory to 5,876 units. That’s more than double last year’s ultra-low supply — a welcome shift for buyers — and more in line with typical spring trends.

Sales reached 2,236 homes, down 22% from April 2024, but this drop is expected given the economic uncertainty. Despite the softer sales, activity still aligns with Calgary’s long-term averages.

What this means for you:

  • The market is more balanced, especially in condos and townhomes.
  • There’s still limited supply for detached and semi-detached homes under $600K — meaning competition remains high in these segments.
  • Home prices are holding steady, with detached homes up over 2% year-over-year.

My take: If you’ve been waiting for more choice as a buyer, this may be your window of opportunity before summer heats up. And for sellers — pricing your home right is more important than ever, especially in higher inventory segments.
