In March 2025, Calgary's housing market experienced a 19% decrease in sales compared to the same month last year, totaling 2,159 units. The decrease is largely attributed to ongoing economic uncertainties, particularly concerns over tariff threats, which have impacted consumer confidence.
Additionally, the market is showing signs of returning to balanced conditions. In March, over 4,000 new listings were added, increasing total residential inventory to 5,154 units and raising the months of supply to 2.4 months.
This shift provides buyers with more options and indicates a move away from the seller-favored conditions of the past four years.
